What your flat could earn you per year, after our commission
€24,710*
≈ €2,059 per month on average · base scenario
* An estimate, not a guarantee: it depends on actual occupancy. As we only earn a commission on rent actually collected, every empty month costs us too.
Why not 100% occupancy
In the leisure rental model, tenants stay around 60 nights on average. After each departure we always block 2 nights to clean, check all the equipment and buy replacement parts if needed, and there may also be a few empty days between one departure and the next arrival. That is why we estimate 88% rather than 100%: a realistic figure, not a theoretical maximum.

How we fill the calendar
We market well in advance, chain stays back to back and adjust the price by season. We list on Airbnb, Vrbo and our own website, and partner agencies such as Engel & Völkers and Laura Martinez bring us tenants from their own portfolios: more channels, more enquiries and fewer empty months.
The apartment
Renovated, brand new and with a terrace
Two double bedrooms, two bathrooms and a private terrace, a few minutes from the beach: the combination most sought after for long leisure stays.
Property details
Brand new
A freshly renovated flat photographs better, supports the target rent and means fewer maintenance issues in the first years.
Two and two
Two bathrooms and two double bedrooms suit couples travelling together, friends and families, who share a flat without sharing a bathroom.
Private terrace
A clear advantage in Poblenou, especially from April to October.

Location
Poblenou: beach, neighbourhood life and the metro close by
One of the most requested areas for people coming to Barcelona to spend several months living like a local.
On foot
Approximate walking times.
Demand
Mid-length leisure stays in Barcelona look for three things: the beach, a neighbourhood with its own life and a metro nearby. Poblenou has all three, and a well-presented, brand-new seasonal flat stands out against the existing offer.
The size (2 + 2) lets two couples or a family share the rent, which supports prices of €2,600/month with high occupancy.
Seasonality
When it rents
May – SeptemberBeach and summer season: stays of 1 to 3 months, the highest flow of enquiries.
March – April · OctoberMild spring and autumn: travellers avoiding the summer peak.
November – FebruaryWinter stays by Europeans looking for a mild climate, with longer contracts that make up for lower demand.
Tenant profiles
Who will live in your flat
International couples
One to three months to experience Barcelona from a neighbourhood by the beach.
Friends and families
They travel together and value having two double bedrooms and two bathrooms.
Winter stays
Europeans spending the winter on the Mediterranean, with long stays.
Legal framework
Leisure seasonal rental, no cap on rent
What it means for the owner
Lodging looks for tenants who come to Barcelona solely for leisure. During selection, every tenant must always prove this purpose, and the documents are attached to their contract so the owner is covered. Non-leisure seasonal rentals are not part of this proposal.
What we ask from every tenant
- Passport
- Return flight tickets, if they have them
- Proof of their main residence outside Barcelona: a rental contract or a recent utility bill
- Sworn statement confirming they are coming for leisure
Management agreement terms
A single commission and a documented statement
You are the landlord
You sign as landlord with each tenant; Lodging runs the whole operation. No monthly fixed fee, no set-up or marketing costs. The fee paid by the tenant does not affect your net income.
Pricing and selection
Lodging sets the price by season within what we agree with you, and selects and vets every tenant: during selection we always check their solvency.
Check-in and check-out
Handover with a photo inventory. At the end, the flat is returned in the same condition, apart from normal wear and tear.
Monthly cleaning
For every booking of 2 months or more we organise one cleaning a month. This way we enter the flat regularly and keep an eye on its condition and quality throughout the stay, not just at check-out. Intermediate cleanings and the final cleaning are always paid by the tenant, never by the owner. Each one includes a change of bed linen and towels.
Welcome kit
At every check-in we leave a welcome kit with the basics to start the stay, so the tenant feels at home from day one.
Example
How to read a statement
A full month rented at €2,600.
Each statement details what was collected from each tenant, the commission applied and any costs passed on, with their invoices. You can check the flat's status and the occupancy calendar at any time.
